A small estate or a cattle or farm implement sale usually require a day to complete, while a large estate with many antique items may take six sale days. Gavin Bros. A: In many cases, it's a great way to settle real estate transactions quickly and efficiently and Gavin Bros. LLC would assess your individual case and needs. Q: We need someone to help us settle an estate. What services do you offer in addition to having an auction? A: Gavin Bros. LLC is full service. Our experienced, professional crew is available to ready any estate for sale. This would include sorting through the household, organizing items for sale, preparing ads, taking photos, ascertaining items of antique value, and working on the sale day.
Q: Are you computerized? A: Yes, fully. Clerking is done on a computer terminal and after every sale the seller receives a computer printout of the items sold, the purchase price, even the exact time of sale.
Q: What expenses are incurred having an auction? A: They vary depending on type of sale, but generally include commission, ads, and any necessary labor over and above the office staff.
Q: I notice that a bank letter of credit is required for certain auctions, often large farm implement sales. What is this? A: A bank letter of credit is a document from your bank stating that you have enough cash reserves in the account from which you're writing any checks to cover the amount of items purchased. The letter of credit should be obtained a day or two before the auction.

Q: I've never been to an auction. What should I do first? A: Register at the cashier's office on the day of auction, at the auction site. At outdoor sales this will be our Gavin trailer, and at indoor sales an area will be set up to register. You'll need a current driver's license or a state issued ID card with your photograph. If you have a state issued resale number, you will be required to complete necessary documentation. Upon registering, you'll receive a bidding card with your bidder number printed on it. You'll hold this bid card up when you wish to bid. Relax, enjoy the auction and crowd, and have fun!
